What actually happens when we show up.

Most chimney services are a black box — they arrive, they disappear up the flue, and then there's a bill. Here's exactly what a typical visit looks like in greater Omaha, start to finish.

We start inside, not on the roof

When we arrive, the first stop is your fireplace or appliance — not your roof. We look at the system together and ask what brought you to call: recent smoke, selling the home, due for a yearly checkup. That short conversation shapes the visit.

Shoes off, drop cloths around the work area

Before anything else, shoes come off at the door. Drop cloths go down around the firebox and the work zone before any tool touches the hearth. HEPA negative-air vacuums run the entire time we sweep — pulling soot out of the firebox into our equipment, not into your living room.

We sweep from the bottom up

A rotary brush runs up the flue from inside the firebox, scouring the entire interior. We hand-clean the smoke shelf, damper, and firebox. Most homes finish in 60–90 minutes; older masonry can run longer.

Most inspection happens from below

Modern camera equipment has changed this work. We can see most of what matters — flue lining, joints, obstructions, creosote — by working from the fireplace up. That's safer for us, safer for your roof, and often more thorough than a quick visual from the chimney cap.

Attic and roof when accessible and safe

Attic access is a bonus — we can check chase covers, the flue passage through framing, and any heat or moisture damage you can't see from below. On the roof, we walk what's safe. We don't walk slate, tile, plastic shake, or high-pitch metal roofs — fall risk for us and damage risk for the roof itself. On those, we inspect from a ladder at the rake edge or with a camera approach.

We sit back down and walk you through it

After we pack up, we come back inside, pull up the photos, and explain what we found in plain English. If something needs attention, we say so. If it doesn't, we say that too. You get the same photos and a written summary by email after we leave.

What's included in the $299 sweep + inspection?

Do you charge a trip fee or travel surcharge?

Only for service areas more than an hour from Omaha — those add a flat $50 to the visit. Anything inside roughly an hour of Omaha (greater Omaha, Bellevue, Papillion, La Vista, Ralston, Elkhorn, Millard, Bennington, Gretna, Council Bluffs) is the listed price with no travel fee. We'll always tell you up front before scheduling if travel applies.

Are taxes included in the listed prices?

No — tax is added on top of the listed price. We'll tell you the exact total before we start any work; no surprises at the end.

Do you charge a different price for a real-estate (Level 2) inspection?

No. Real-estate Level 2 inspections are billed at the standard $199 inspection price. The same thorough camera-assisted inspection of every accessible part of the chimney, with a written report formatted for a transaction package and delivered within 24 hours.

How often does my chimney need to be swept?

NFPA 211 — the national fire code — calls for an annual inspection of every chimney, with cleaning whenever creosote, soot, or obstruction is found. For most wood-burning homeowners, that's one sweep a year. Heavy users may need it twice. Gas-only fireplaces typically stretch to every 2–3 years for sweeps but still need the annual inspection.

I'm selling my home — do I need a chimney inspection?

Yes. NFPA 211 Section 15.3 explicitly requires a Level 2 chimney inspection on any change of property ownership. The visual glance a standard home inspector does is a Level 1 at best, and it routinely misses cracked flue tiles, separated joints, or hidden creosote. Skip this and you may inherit (or sell) a $5,000–$15,000 problem.

Will you make a mess?

No. We tarp the work area before any tools come inside, and our HEPA vacuums run negative-pressure throughout the sweep — pulling soot OUT of your firebox into our equipment, not into your room. Most customers are surprised at how clean it stays.

Do you sweep gas fireplaces?

Yes. Gas burns cleaner than wood but still produces condensate, debris, and (in older liners) corrosion. Pair a gas sweep with a Level 1 inspection — that's what catches the issues you can't see from the firebox.

What if you find something that needs repair?

We document it with photos, explain what it means, and tell you whether it's something to monitor, schedule, or address before the next fire. Our core focus is sweeping and inspection — for bigger work like masonry or structural repair, we'll either talk through whether we can take it on directly or point you to a specialist we trust. No upselling, no scare tactics.

Do you walk on the roof during a sweep or inspection?

When it's safe to walk, yes — but most of our inspection is done from inside the firebox with a camera, which is often more thorough than a quick visual from the chimney cap. We don't walk slate, tile, plastic shake, or high-pitch metal roofs. Those carry real fall risk for us and can damage the roof material itself just by us walking on them. For those roof types, we inspect from a ladder at the rake edge or with a camera approach. You get the same quality of report either way.

What if I don't have attic access?

Not a problem — we can do a complete sweep and inspection without it. Attic access just adds one viewpoint: chimney chase covers, the flue passage through the framing, and any visible heat or moisture damage. Without it, we rely on the camera scan from inside the flue, which catches the vast majority of issues anyway. We'll tell you if the missing attic view changes anything we'd recommend.
